In-House Production Lines
Continuous panel lines and roll-forming in Muscat give us control over lead time, tolerances and batch traceability.
Emaar Industries manufactures insulated sandwich panels, cold room panels and cold-rolled steel products in Muscat, Oman. Contractors, consultants and developers across the GCC and Africa rely on us for roof and wall cladding, temperature-controlled storage and structural secondary steel that perform in extreme heat, humidity and coastal exposure.
With 550+ completed projects and a daily output of up to 10,000 m² of panels, we combine local manufacturing speed with documented quality, giving procurement teams a shorter, more predictable supply chain than importing from overseas.
Every product line is manufactured in-house, allowing us to match panel thickness, profile and coating to your project specification rather than offering a fixed catalogue.

Choosing the wrong core is one of the most common and costly specification mistakes. This comparison summarises how our engineers match panel types to building use, fire strategy and thermal targets.
| Panel Type | Core & Typical λ-value | Fire Behaviour | Best-Fit Applications | Range |
|---|---|---|---|---|
| PIR Roof Panels | Polyisocyanurate, approx. 0.022 W/m·K | Improved fire behaviour versus PUR; char-forming core | Warehouses, logistics centres, industrial roofs needing high insulation with low dead load | Roof panels |
| PUR / PIR Wall Panels | Polyurethane or PIR, approx. 0.022–0.026 W/m·K | Select PIR where fire performance is specified | Factory and commercial facades, partitions, showrooms | Wall panels |
| Rockwool Panels | Stone mineral wool, approx. 0.040 W/m·K | Inherently non-combustible core | Fire compartment walls, plant rooms, power and oil & gas facilities, acoustic enclosures | Rockwool panels |
| Cold Room Panels | High-density PUR / PIR up to 200 mm | Hygienic, vapour-tight cam-lock jointing | Chillers, freezers, blast freezers, food processing and pharmaceutical storage | Cold rooms |
λ-values are indicative industry figures for comparison only. Project-specific datasheets and certificates are issued by our technical team.
Sharing these six data points at the first contact lets our engineers recommend the right panel build-up and avoids revisions later in the project.
Our value is measured on site: panels that arrive on schedule, fit first time and keep performing years after handover.
Continuous panel lines and roll-forming in Muscat give us control over lead time, tolerances and batch traceability.
Insulation thickness and coating systems are selected for summer temperatures above 45 °C, intense UV and coastal salinity.
Certified processes, incoming material checks and finished-panel inspection, supported by certificates for approval submittals.
Overland logistics to GCC sites and local contacts in the UAE, Qatar and Saudi Arabia for technical and after-sales support.

Clear answers to the questions procurement managers, consultants and contractors ask us most often when specifying sandwich panels and cold-rolled products.
Ask Our EngineersEmaar Industries manufactures roof and wall sandwich panels with PUR (polyurethane), PIR (polyisocyanurate) and Rockwool (mineral wool) cores, plus dedicated cold room panels for chillers and freezers. The range serves warehouses, factories, logistics hubs, commercial buildings and cold storage facilities.
Yes. Panel length, thickness, core type, steel skin, coating and colour are configured per project. Buyers typically share drawings, spans, design loads and the required thermal or fire performance so the technical team can recommend a suitable panel build-up and accessories.
Three core families are available: PUR for cost-efficient thermal insulation, PIR for higher thermal efficiency with improved fire behaviour compared with PUR, and Rockwool for non-combustible, fire-focused and acoustic applications.
Rockwool is a stone-based mineral fibre that is inherently non-combustible, so Rockwool panels are selected where fire resistance and sound reduction matter most, such as fire compartment walls, plant rooms and high-occupancy buildings. PIR and PUR panels are lighter and deliver more insulation per millimetre of thickness.
Emaar Industries operates certified manufacturing and quality processes. Current certificates and test documentation are published on the certificates page and project-specific datasheets can be requested to match consultant and authority specifications.
Panels are commonly supplied with pre-painted galvanized or aluminium-zinc coated steel skins in a range of colours and surface profiles. Coating systems can be selected for the exposure conditions of the site, including coastal and high-UV environments typical of the Gulf region.
Thickness is chosen according to span, load and thermal targets. The range covers roofing panels from 50 mm up to heavily insulated cold room panels of 200 mm for low-temperature storage. The technical team confirms the optimal thickness for each application.
We are proud to have supplied high-performance sandwich panels and steel products to these organisations on industrial, commercial and infrastructure projects.
